House Renovation Contractors in Wigan and Lancashire
Renovating Homes Since 1995
If your home needs more than a single room doing, you need a house renovation contractor rather than a string of separate trades. North West Home Renovations has been renovating homes across Wigan and Lancashire since 1995, and we take on the whole project: the design, the approvals, the structural work, the plumbing and electrics, the plastering, the kitchen, the bathroom and the final coat of paint. One team, one contract, one person to call.
We work on everything from a tired three-bed semi that needs bringing up to date, to full refurbishments of properties that have been empty for years, to renovations that combine a house extension or a loft conversion with a complete rework of the ground floor. Whatever the scope, you get a fixed written quote, a Fair Trading contract and our Peace of Mind Guarantee.
Full Home Renovations From One Contractor
A lot of renovation projects go wrong not because any single trade did a bad job, but because nobody was in charge of the whole thing. The plasterer turns up before the electrician has finished first fix. The kitchen arrives before the floor is level. The homeowner ends up being the project manager, and it is a job they never asked for.
As your renovation contractor, we remove that problem. Every trade on your project is one of our own people, not a subcontractor, so the sequence is planned properly, the standards are consistent and there is no finger-pointing between firms when something needs sorting. You deal with us, and we deal with everything else.
This is how we have worked since 1995, and it is why so much of our work comes from referrals and repeat customers across Wigan, Leigh, Bolton and the surrounding towns.
What Our Residential Renovation Work Covers
Full house renovations are rarely one thing. Most projects combine several of the services below, and we are set up to deliver all of them under one roof.
Whole-house refurbishment
Rewiring, replumbing, replastering, new floors, new ceilings, windows and doors, decorating throughout. The works that bring an older property back to a standard you would be happy to live in or let.
Our building services →Kitchens
New fitted kitchens and kitchen makeovers, designed around how you use the room and installed by our own fitters.
Kitchen fitters Wigan →Bathrooms and en suites
Full bathroom installations, en suite additions and downstairs WCs, from rip out to final tiling.
Bathroom fitters Wigan →House extensions
Single storey, double storey and wrap-around extensions, with planning handled for you.
House extensions Wigan →Loft conversions
Extra bedrooms, home offices and master suites in the roof space, including structural work and building regulations.
Loft conversion Wigan →Structural and building work
Knock-throughs, steel beams, garage conversions, open-plan layouts and everything a general builder handles.
Builders Wigan →We also take care of the details that sit between the big jobs: flooring throughout, built-in storage, alfresco and garden-room living spaces, and the snagging at the end that turns a building site back into a home.
What a House Renovation Contractor Actually Does for You
The word contractor can sound like it belongs on a commercial site. In practice, for a homeowner, it means four things.
01Design
We start with how you want to live in the house, not with a catalogue. Where the light comes from, how the family moves between rooms, what is missing. From there we produce drawings and, where needed, work with an architect on the structural detail.
02Approvals
Planning permission, permitted development checks, building regulations and party wall notices are handled by us. You will not be chasing the council.
03Management
We plan the sequence of trades, order materials to arrive when they are needed, keep the site tidy and keep you informed. You will always know what is happening this week and what is happening next.
04Build and finish
Our own tradespeople carry out the work, and the same team stays with the project to the end. No handing over to strangers halfway through.
“You should be choosing tiles and paint colours, not chasing an electrician who has not turned up.”
Where We Work
We are based at The Douglas Bank in Wigan and most of our residential renovation work is within about a 30 minute drive of the town centre. That covers Wigan itself and the surrounding areas including Standish, Hindley, Ashton-in-Makerfield, Orrell and Shevington, as well as Leigh, Atherton, Bolton, St Helens, Chorley, Skelmersdale and Warrington. For larger whole-house projects we regularly travel further across Lancashire and Greater Manchester.
If you are not sure whether we cover your area, just ask. If we cannot do the job properly from Wigan, we will tell you.
What Does a Full House Renovation Cost?
Every house is different and every quote we give is itemised to the property, so the figures below are a starting point rather than a price list. They reflect typical 2026 projects across Wigan and the North West for a three-bedroom home.
| Type of project | Typical scope | Guide range (2026) |
|---|---|---|
| Light refurbishment | Decorating throughout, new flooring, some plastering, a kitchen or bathroom refresh | £15,000 to £30,000 |
| Full renovation | Rewire, replumb, new kitchen and bathroom, replastering, new floors and doors, full decoration | £40,000 to £80,000 |
| Renovation with extension or loft | Everything above plus a single storey extension or loft conversion, structural changes, open-plan layout | £80,000 to £150,000+ |
| Empty or uninhabitable property | Strip back to brick, new roof or windows where needed, then a full renovation | Quoted individually |
The biggest things that move the price are the condition of the existing wiring and plumbing, whether walls are coming out, the specification of the kitchen and bathroom, and how much of the house is being touched at once. Doing the whole property in one go is almost always cheaper than doing it room by room over several years, because the disruptive work only happens once.
If you would rather spread the cost, our finance options let you break the project into monthly payments.

House Renovation FAQs
What is the difference between a renovation contractor and a builder?
A builder typically carries out the construction side of a job. A renovation contractor takes responsibility for the whole project, including design, approvals, every trade and the finish. We are both: our builders do the structural work, and we manage everything around it so you have one point of contact.
Do I need planning permission for a house renovation?
Most internal renovation work does not need planning permission, though it will usually need building regulations approval for structural, electrical and plumbing changes. Extensions, loft conversions and changes to the front of the house may need permission. We check this for every project and handle the applications on your behalf.
Can I live in the house while the work is done?
Often, yes, especially for room-by-room renovations. For full strip-outs with rewiring and replumbing it is usually easier and quicker if the house is empty, and we will tell you honestly which applies before you commit. Where you do stay, we plan the work so you always have a usable kitchen area and bathroom.
How long does a full house renovation take?
A light refurbishment of a three-bedroom house usually takes three to six weeks. A full renovation with a new kitchen and bathroom is typically eight to fourteen weeks. Projects that include an extension or loft conversion run longer, and we give you a written programme before work starts.
Do you use subcontractors?
No. Every tradesperson on your project is employed by North West Home Renovations. It is the main reason our projects run to sequence and our standards stay consistent from the first day to the last.
Do you renovate properties outside Wigan?
Yes. We regularly work across Leigh, Atherton, Bolton, St Helens, Chorley, Warrington and the wider Lancashire and Greater Manchester area. For a whole-house project we will travel further.
How do I get a quote?
Contact us by phone or through the contact form and we will arrange a visit. We walk the property with you, talk through what you want to achieve, and send a written, itemised quote. There is no charge and no obligation.
