A single storey extension is the most popular project we build in Wigan, and for good reason. Extending to the rear or side of your home can create the open plan kitchen and dining space most families are after, a bigger living room, a utility room or a downstairs bathroom. Done well, it changes how the whole ground floor works.
We design each extension around how you actually live. That might mean bifold doors onto the garden, roof lights to pull daylight into the middle of the house, or knocking through an existing wall to open the new space into the old. Many single storey extensions can be built under permitted development rights, which means no full planning application at all, and we will tell you at the first visit whether yours qualifies.
A double storey extension gives you roughly twice the space for much less than twice the cost, because the foundations, groundwork and roof are shared across both floors. It is the right choice when you need bedrooms as well as living space: a bigger kitchen below and a new bedroom with an en suite above is the combination we build most often.
Two storey extensions almost always need planning permission and careful structural design, and this is where having one team matters. Our own designers prepare the drawings, we submit and manage the application, and the same team then builds what was approved. We match brickwork, rooflines and window styles to your existing house so the finished extension looks like it has always been there. A wrap-around extension combines a rear and side extension in one L shaped build, wrapping the new space around the corner of your home. It is the most transformative option on this page: in one project you can gain a full width kitchen, dining and family space, plus a utility room or home office, without giving up your whole garden.
Wrap-arounds need more design thought than a straight rear extension. Steelwork usually carries the corner, drainage often needs rerouting, and the planning position is different because side and rear elements are combined. We deal with all of it in-house, from the structural calculations to the council paperwork, and we sequence the build so your kitchen stays usable for as long as possible.
The honest answer is that it depends on size, specification and what the new space is for, but you should not have to guess. A typical single storey extension takes around 8 to 12 weeks on site. Double storey and wrap-around extensions usually run 12 to 16 weeks depending on size and specification. If planning permission is needed, allow around 8 weeks for the council’s decision before the build starts. We agree a programme with you before work begins and keep you updated throughout.
Almost always, yes. Most of the structural work happens outside the existing house, and we keep the new build sealed off from your living space for as long as possible. We plan the knock-through for late in the programme and agree it with you in advance, and our teams tidy the site at the end of every day.
That is the aim on every job. We source bricks to match your existing walls, tie rooflines and tiles in properly, and match window and door styles so the extension reads as part of the original house rather than an add-on.
We do. Every extension needs building regulations approval covering the structure, insulation, electrics, drainage and fire safety. We arrange the inspections, work with building control throughout the build and hand you the completion certificate at the end. You will need that certificate if you ever sell the house, so it matters.
